Terranext performs Phase I Environmental Site Assessments (ESAs) to help clients determine whether property they are considering buying or refinancing may have existing environmental conditions and liabilities. Our reports are prepared by senior professionals and follow the Appropriate Inquiries (AAI) standard from EPA and the new 2005 ASTM requirements. Projects range from small undeveloped properties to existing multi-acre industrial facilities.
Terranext also performs Phase II ESAs which could include groundwater and soil sampling, lead-based paint sampling, asbestos sampling, and other specialized soil, sediment, groundwater, surface water, indoor air and outdoor air sampling.

Environmental Site Assessments/NEPA
Cellular Tower Buildout Project
TX, OK, KS, MO, FL, GA, NC, SC, TN, MS, AL, IL
Terranext recently completed a major environmental assessment project across twelve states for Nextel Communications. Activities included Phase I ESAs, Phase II ESAs, NEPA checklists, Archaeological and Architectural Surveys for a Section 106 Review, Biological Assessments, and Wetlands Delineations. Nearly 600 cell tower sites were completed in 7 months. Terranext was responsible for all field work and reporting. Terranext streamlined our client's environmental process by performing these services in a twelve state region that was previously delegated to numerous consulting firms. This has greatly reduced the cost for our clients management and completion of ESAs and NEPA assessments. Project value was $1,100,000.
Environmental Site Assessments
Freeman Auto Group
Terranext has conducted multiple Phase I and Phase II ESAs which follow ASTM standards and include the use of aerial photographs, historical topographic maps, and previous environmental reports. We have performed these two types of ESAs on subject properties at existing car dealerships and undeveloped properties being considered for expansion by car dealerships in the Dallas-Ft. Worth area. Our Phase II ESAs included soil and groundwater sampling and analysis. Groundwater samples were collected from existing monitoring wells. Soil samples were collected using a hand auger. Summary reports with conclusions and recommendations were prepared.
General Services Administration
Terranext performed anthrax sampling services on a rapid response basis for GSA - National Capital Region during the anthrax crisis of November 2001. The objective was to demonstrate whether anthrax cross contamination had occurred in federal buildings which received mail from the Brentwood Postal Facility. A total of 18 different buildings were sampled including the following Federal Agencies:
- Drug Enforcement Agency
- Social Security Administration
- U.S. Census Bureau
- Farm Credit Administration
- U.S. Treasury Department
- Federal Mediation and Conciliation
- Department of Education
- Department of Justice
- Housing and Urban Development
- Defense Intelligence Security Agency
After the postal worker death at Brentwood Postal facility, all postal offices which received mail from Brentwood were closed down pending biological testing. Terranext personnel, who were already experienced with hazardous waste operations, were trained on-site by EPA, FOH, and NIH. Terranext was the first contractor to finish training and sampled the first site.
Unsolicited Letter of Appreciation from GSA-National Capital Region for quick response to a national emergency. Project value was $30,000.
